    Playa Vasca Residency: House Rules & Stay Conditions

    Welcome to your premium midterm basecamp in Sopela! To ensure a productive, relaxing stay and to comply with local housing regulations, please review the terms of your residency below.

    1. The Space & Occupancy

    • Exclusive Access: Your booking includes the exclusive, private use of 3 bedrooms and 1 dedicated home office. The host granting you complete privacy.
    • Maximum Capacity: The residency is strictly limited to the number of guests stated in your booking confirmation.
    • No Subletting: Subletting rooms or using the space for commercial events is strictly prohibited.

    2. Legal Framework: Midterm Rental (Alquiler de Temporada)

    • Purpose of Stay: Under Spanish Tenancy Law (LAU), this property is rented strictly for medium-term stays (over 30 days and under 11 months) for non-tourist purposes, such as remote work, digital nomad residencies, academic studies, or temporary relocation.
    • Documentation Required: Prior to check-in, the primary guest must sign a formal temporary lease agreement and provide a valid reason for the stay (e.g., a remote work contract, enrollment letter, or digital nomad visa).
    • Official Registration: We are fully registered and compliant with national rental regulations.

    3. Remote Work & Home Office Etiquette

    • The Workspace: We provide high-speed internet and a dedicated office space designed for productivity. Please treat desks, chairs, and any provided monitors with care.
    • Fair Use of Utilities: Water, electricity, and premium Wi-Fi are included in your flat rate. We ask that you practice mindful consumption (e.g., turning off heating/cooling when leaving the house).

    4. Community & Lifestyle

    • Quiet Hours: Sopela is a peaceful community. Please observe quiet hours between 22:00 and 08:00 to respect our neighbors.
    • Surf & Gear Storage: [Optional: Add a line here if you have a specific place they should store surfboards or wetsuits so they don't damage the walls/floors].
    • Cleanliness: While the space is professionally cleaned before your arrival, guests are responsible for maintaining the property's condition and taking out the trash during their residency.
